Design and Build
Design and build (D&B) projects are core City Design service offerings. We engage in our own such projects, as well as accepting projects on behalf of clients. While based in Washington, DC from 2004-mid-2008, City Design contractors performed numerous D&B engagements throughout D.C., Maryland, and Virginia. While in Denver from 2008-2010, we encountered greater D&B opportunity due to comparatively lower land acquistion prices, materials costs, and a more highly skilled labor pool.
City Design is particularly committed to undertaking D&B projects in traditionally underserved areas. In Denver, our contractors focused on improving the West Colfax corridor in Denver, and engaged in several projects in the South Sloan Lake area. We believe that people of all income levels deserve access to affordable, sustainable housing, and we worked to make that possible in an area, that while supposedly blighted, affords access to beautiful Sloan Lake, many retail and restaurant locations, and imminent RTD transportation options.
Our largest West Colfax corridor project, CityZen @ Zenobia, is located at 1544 Zenobia St, near the W. Colfax and Sheridan Blvd interchange. Completed in 2009, and sold out, it features 5 townhomes, all 3-bed, 3-bath, 3-level, with lake, city and mountain views. City Design received a LEED Gold certification for this project, as it features countless green attributes such as solar panels, beetle kill pine floors and trim, low-VOC paints, low-E and Argon-filled windows, CMU block unit separators, recycled concrete floors and walkways, all EnergyStar appliances, green fooftop gardens, and much more.
